Managed property services

At City Lettings we will tailor our service to suit your requirements, however, based upon our experience we have found that most Landlords prefer either a Let Only Service, a Rent Collection Service or a Property Management Service. Please refer to the table below to see what is included in each package:

Undertake a market valuation of the property
Arrange an Energy Performance Certificate (EPC), if required
Provide tips and advice on improvements to increase the rental income
Provide professional advice on the latest legislation
Market the property on major property portals eg. Rightmove, in our window and erect a To Let board
Arrange and accompany property viewings
Vet and reference the tenants (including credit checks, landlord reference, and employer reference)
Arrange Gas and Electricity Safety Inspections as appropriate
Provide an Inventory and Schedule of Condition
Contact the utility companies and transfer supply to the Tenant(s)
Draft and arrange signature of our comprehensive Tenancy Agreement
Collect the Damage Deposit and first month’s rent
Set up a Standing Order for future rent collection
Register and hold the deposit for the duration of the tenancy
Collect the rent and provide monthly statements to the owner
Chase any rent arrears and manage disputes
Arrange repairs and maintenance on the property
Undertake periodic inspections and provide a written report to the owner
Check the tenant out of the property at the end of the tenancy and co-ordinate any deposit deductions
