Our Step By Step Guide To Lettings Your Home
In order to maximise your income we continually review our processes to keep them simple yet effective to ensure that we find you the right tenant for your property as quickly as possible.
Step 1 – Valuation
A member of our experienced team will meet you at your property and provide you with an accurate valuation and any hints or tips that may further maximise the rental income. In order to book a valuation, please contact us on 01603 499258.
Step 2 – Terms Of Business Agreement
Once we receive a signed Terms Of Business Agreement we can commence marketing your property. This will comprise of same day marketing on established property portals like Rightmove, a new To Let Board and advertising in our window. In addition, we have a comprehensive database of Tenants already looking and we will search our database for matches.
Step 3 – Viewings
All of our viewings are accompanied by one of our team and we also carry out 40% of our viewings on Saturdays or outside of normal office hours in order to maximise the opportunities to find you the right tenant.
Step 4 – Offer
When we find a Tenant that we think is suitable we will contact you to ensure that you are happy to proceed. At this point in time we also take a Holding Deposit off the Tenant’s to minimise the risk of being “messed about”. Once we have your agreement we proceed with references.
Step 5 – The Paperwork
When we receive satisfactory references we will draft all of the necessary paperwork including our comprehensive Tenancy Agreement. Our contracts have all been prepared by PainSmith Solicitors who are recognised national experts in Landlord/Tenant Law. In addition, City Lettings will prepare a comprehensive Inventory and Schedule Of Condition which is essential when letting your property.
Step 6 – That’s It!!
There really is nothing else to worry about, as we will organise any necessary safety inspections, for keys to be cut, collect all of the money, check the tenants into the property. We even notify all of the Utility providers too.
