At City Lettings we not only pride ourselves on our service and professionalism but also on our knowledge of the market and the legislation that surrounds the residential lettings industry.

Some “experts” describe the legislation and compliance guidelines as a minefield, yet like any minefield with the right knowledge and training it can be navigated around or negotiated. At City Lettings we talk and walk you through all legal matters relating to letting your home and there are several!

• Money Laundering Regulation 2003 – we ensure we know who we are dealing with and always take proof of id

• Data Protection Act 1998 – your personal details whether stored on computer or in paper files are stored securely and never used without your prior permission.

• Housing Act 1988 – our Assured Shorthold Tenancy Agreement has been prepared by PainSmith Solicitors, industry recognised experts who not only specialise in Landlord/Tenant Law but who also deliver Legal Training to ARLA members. In addition, we serve all Tenant Notices on your behalf.

• Overseas Taxation – the guidelines from the Inland Revenue read like “War and Peace” and that’s why we are here, to support you through the process and ensure that you comply with Inland Revenue guidelines.

• Gas Safety Regulations 1988 – If you have not already done so, we will arrange for a Gas Safety Inspection to be carried out by a Corgi Registered Engineer and will then continue to ensure that this is carried out annually.

• Electrical Equipment Regulations 1994 – Whilst it is not a legal requirement to carry out regular inspections it is strongly recommended and good practice to do this and again we will arrange this for you.

• Soft Furnishings – when we inspect your property we will check to see if your furnishings are compliant with the latest regulations.

Whilst the list above is not exclusive or exhaustive it gives you a flavour of the legislation you need to be aware of when letting your property.
